What is Home Insurance?

Homeowners insurance is a policy that helps protect your home and personal belongings from common risks like fire, wind, hail, lightning, and certain types of water damage. If something unexpected happens, you can file a claim and your insurance helps pay for repairs or replacements, minus your deductible. A standard policy also includes personal liability coverage, which can help protect you financially if someone is injured on your property or you accidentally damage someone else’s belongings. A key benefit of the personal liability coverage on the home policy is that it also provides off premises liability if you are found legally responsible for injuries. In short, homeowners insurance provides essential protection for your house, what’s inside it, and the everyday risks that come with owning a home.

Little-known facts about Homeowners Insurance

Many parts of insuring a home aren’t obvious at first glance. Our role is to help you navigate those details and avoid common problem areas, including:
 
  • Most policies will not cover sewer backup, unless you purchase a special endorsement
  • Damages caused by surface water or water that flows below the surface of the ground aren’t usually covered
  • A standard homeowners policy typically does not include Flood Insurance
  • A standard homeowners policy only covers jewelry, up to set limits if the loss resulted from the theft peril named on the policy 
  • Many policies default to actual cash value, which means if you purchased a widescreen TV and home theater system for $1,000, it may now only be worth $450, so that's all you'll receive on the claim. Just like the dwelling limit mentioned above, replacement cost insurance pays out the total replacement value of your possessions, not their market value, in the event of a claim.
  • While West Virginia law does not require you to carry homeowners insurance, your mortgage lender almost certainly will. If you have a loan on your home, your bank will mandate a policy that protects their investment against fire, wind, and other major perils.
  • Because of our state's geography, West Virginia law requires insurance companies to offer you coverage for Mine Subsidence (damage caused by the collapse of underground coal mines). While you are not required by law to purchase it, you must sign a specific waiver if you choose to decline this protection.
